Glass, Sash, Frame or Installation?
Name the layer that is no longer performing
Clera windows are complete assemblies, but many service calls begin with one symptom. The insulated glass controls the view and part of the thermal performance; the sash carries the glass; hardware controls movement; the frame anchors the window; and perimeter details connect it to the wall.
Windows Hamilton evaluates those layers separately. If the glass seal has failed while the sash closes squarely and the frame remains dry and stable, glass-only service may be worth considering. If water damage, distortion or poor installation surrounds the opening, the scope changes.
Warranty concerns should go first to the provider identified in the original purchase documents. We provide independent assessment for appropriate out-of-warranty work and do not operate a Clera parts counter.
Condensation Is a Location Question
Where moisture appears changes the diagnosis
Before calling a pane “foggy,” determine which glass surface holds the moisture and when it forms.
On the room-side surface
Interior condensation relates to glass temperature, indoor humidity and airflow. It does not automatically prove the sealed unit has failed.
On the outside surface
Temporary exterior dew can occur under cool, humid conditions. Note the time and weather before treating it as a defect.

Choose work that matches the diagnosed layer
Each option preserves different parts of the existing Clera assembly and therefore needs a different inspection.
Replace one failed IGU
A new insulated glass unit can be measured for a serviceable sash while retaining the frame, hardware and surrounding trim.
Compare sealed-unit work
Correct operation where possible
Locks, cranks, hinges, balances, rollers and alignment can affect how the sash closes. Compatibility and frame condition decide the realistic repair.
Compare repair service
Replace the full window
A broader project may be preferable when the frame is damaged, several systems are failing or the opening needs a new style and installation plan.

Glass-only replacement may fit when the frame drains correctly, the sash is stable and the new unit can match required thickness and safety details.
- Localized fogging or broken glass
- Reliable locks and weather seals
- No unresolved leakage around the frame
The frame or installation is involved
Complete replacement deserves attention when movement, water entry, damaged finishes or poor operation cannot be isolated to a serviceable component.
- Soft, cracked or distorted frame material
- Repeated caulking has not stopped leakage
- Several sashes or sealed units are failing
Matching Existing Appearance
One repaired pane may look different beside older glass
New insulated glass can differ subtly from adjacent original panes because of coating, tint, spacer colour, reflection and age. If the repaired unit sits in a combination window or beside matching openings, discuss the acceptable appearance before ordering.
Frame colour and exterior cap finishes matter more when full replacement is considered. Photos taken in neutral daylight help document the current elevation, but physical samples and final product data should guide colour decisions.

Include sill, caulking, cladding and trim to document water-management conditions.
Moisture at two times of day
If possible, photograph the condition when it is strongest and after temperature or humidity changes.

Capture hardware shape, sash alignment and any etched or printed product identifiers.
